Buy to Let and regulation If 40% or more of the property to be mortgaged will be/or is intended to be occupied as residential accommodation by you or a related person, then your mortgage will be "regulated" by the FSA. This means that many Buy to Let mortgages will not fall within the FSA regime, and if so you will not benefit from the regulated standards and safeguards provided by the FSA.
Buy to Let - lending requirements
If you are considering Buy to Let, you will usually need a deposit of at least 15%, although depending on circumstances, this may no longer be the case. Also the rent you charge will generally be expected to cover at least 125% of your mortgage repayment - this will help you during the periods of rental void.
