At Funding Solutions our advisory service is available face-to-face or over the phone, and whichever contact method you choose, one of our expert advisers will carry out a full comprehensive Factfind to ensure that we recommend the right mortgage for you. We will advise you and make a specific personal recommendation as to which mortgage is most suitable for you.

Not all mortgage advisers are independent. Those that are, like Funding Solutions, offer you a truly unbiased view of the mortgage market, which covers over 4000 mortgages from more than 100 lenders.
In addition, our position in the market provides us with access to "exclusive mortgages", which you will not be able to find direct from lenders.
Our independent status means that you can be confident that an adviser's recommendation will be the best solution for your needs. Other lenders or brokers may only be able to offer you a limited selection of mortgage options.
How we are remunerated
We offer a professional, fully independent service, for which we are remunerated in the following ways:
- Broker Fee: We'll manage your mortgage application through
to completion for a fixed Advice and Processing fee of £199.00,
payable on completion. This fee covers the administrative
costs, extensive research, in-depth knowledge of the market
and independent advice you will receive from your adviser
- as well as the aftersales processing that we will handle
on your behalf after you have applied for your mortgage.
- Procuration fee from lenders: This fee is paid to Funding
Solutions by the lender with which your mortgage is arranged.
- Commissions from insurance companies: These are paid
to funding Solutions when we arrange any protection or insurance
policies in addition to your mortgage.
Alternatively, we can work on a purely fee basis, and any procuration fee received from the lender will be rebated back to you.
During your discussions with an adviser, you will discuss and agree the level and type of remuneration that Funding Solutions should receive. This is only payable if you choose to go ahead and arrange your mortgage with us. If you decide not to proceed, or other circumstances arise where your mortgage application is unsuccessful, you will not be charged for the work carried out on your behalf. So importantly, you are free to meet an adviser for initial discussions on an obligation-free basis.
Our advisers
Each of our advisers is CeMAP qualified and is a highly trained expert on mortgages.
When you meet the Funding Solutions adviser, they will take the time to find out about you - your income, financial circumstances and future plans - before making any recommendations. This is a detailed process, summarised in the "Factfind", after they will present their recommendations for mortgage products and repayment options, as well as discussing your protection needs. Being very familiar with each lender's underwriting criteria, you application will only be placed with providers whose criteria you are likely to meet.

After sales support
After your adviser assists in submitting the application, we will continue to oversee the day-to-day processing of your mortgage application - with the objective being to minimise the amount of time you need to spend on paperwork. We will liaise directly with your solicitor, surveyor, lender and other parties involved in the application to ensure the mortgage and homebuying process runs as smoothly as possible
Valuation
All lenders require a valuation of the property to be carried out in most cases, Funding Solutions will arrange this on your behalf as part of our service to you. If you require a more detailed inspection such as homebuyers a report or full structural survey - we can arrange this for you.
Conveyancing
If you require assistance in selecting a suitable solicitor, then we can arrange a suitable solicitor from our panel of specialist conveyancing solicitors.
